If you’re from the Netherlands (like us), taxes are likely a top concern when making financial decisions. And when comparing taxes between the Netherlands and Montenegro, it’s clear why Dutch buyers are choosing Montenegro for their real estate investments.
• Taxes:
Montenegro’s income tax is 9-15%, compared to the Netherlands’ progressive rates up to 49.5%. Capital gains in Montenegro are taxed at 9%, far lower than the Dutch maximum 31% rate. Property transfer tax is 3-6% versus 2-10.4% in the Netherlands. Annual property tax in Montenegro ranges from 0.1% to 2%, with net wealth tax being 0% (except 15% on private rental income), while the Netherlands charges up to 36% on the estimated return from assets. Furthermore, Montenegro has 0% inheritance tax, while Dutch inheritance is taxed at 10-40%.
• Real estate prices in sunny destinations:
In prime locations like Barcelona, Marbella or Rome, 1-bedroom apartments cost €150,000–€350,000 for 50 m². In contrast, in Montenegro’s Boka Bay and southern coast, similar apartments range from €90,000–€200,000, offering more value for money.
• Foreign ownership and residence permits:
Foreigners can buy property freely in Montenegro and apply for residence permits through ownership or company setup, which are easily arranged.
• Popular locations:
